ATLANTA – (11Alive) Congress passed the 21st Century Road to Housing Act earlier this month to address a big piece of the housing affordability puzzle. Patrick Chopson, AIA, Co-founder and Principal of cove, praised the law for cracking down on corporate investors buying up blocks of homes.
Chopson also appreciated that the law loosened restrictions on manufactured housing. But he said legislative action would not immediately translate into actual results for some time to come.
“It will take quite a while before we see any real change from it,” Chopson said. “It could be the early 2030s before we probably see some of these things start to help.”
The law punts zoning regulations back to local governments, which Chopson said could cause delays and costs to mount in building more affordable housing.
“With all the added regulatory burden and every hour, month and year it takes to get a project approved, that goes back into everyday homeowners’ and renters’ monthly bill because someone has to pay the cost for regulation,” Chopson said.
