ATLANTA – (Facility Executive) In a new byline for Facility Executive, cove Co-founder and Principal Patrick Chopson, AIA explains why building operating costs are locked in long before move-in, and how AI is changing what teams can see during design.
If you operate buildings for a living, you can read a facility’s whole history in its utility bills. The rooftop unit that runs flat out every August because it was sized to a load assumption that changed twice before groundbreaking. The envelope that’s giving up more heat than the energy model promised. The roof that could have carried solar if someone had specified a little more structure a decade ago. No punch list ever catches any of this. It just arrives as a bill, every month, for decades, courtesy of decisions made by people who never had to pay it.
This is not a takedown of design teams. It’s a takedown of the window they’re forced to work in.
A team evaluating mechanical systems, envelope assemblies, and energy strategy by hand can seriously study maybe three to five configurations before the schedule forces a call. On an 80,000-square-foot industrial building, the meaningful combinations of HVAC type, envelope, lighting, and renewables run into the thousands. Nobody’s negligent here. The arithmetic just won’t allow more.
