This four-story, 17,280-square-foot building on Hosea L. Williams Drive in Atlanta’s Kirkwood neighborhood replaces a former restaurant site with ground-floor dining spaces beneath co-living residences. Two restaurant spaces with outdoor seating activate the street, while floors two and three house 49 micro-units managed through the PadSplit platform, all targeting renters at 80% of area median income. The fourth floor includes an owner’s office and rooftop terrace with solar shading.
The building is designed without dedicated parking, relying on the site’s access to bus service and bike lanes, with on-site bike storage and EV charging instead. Vitras.ai was used in early feasibility to optimize the site plan, tripling the unit count from 16 to 49 without triggering zoning delays.
