New Milford Garden Apartments

New Milford, CT

200-unit garden-style multifamily with pitched roofs and contemporary detailing on a riverfront site, with 30% affordable housing.

Located on a 4.24-acre riverfront parcel in New Milford, Connecticut, the project delivers approximately 200 units across a four-over-one podium design with structured parking. The building uses a U-shaped configuration with pitched roofs and contemporary architectural elements over a wood-frame structure atop a concrete base. Sixty units are deed-restricted affordable housing under the Connecticut Affordable Housing Statute (CGS 8-30g). Ground-floor retail fronts Kent Road, and landscaped setbacks buffer the building’s mass from neighboring properties.

Flood-resistant podium construction elevates occupied floors above the base flood elevation for the adjacent Housatonic River. Rooftop solar arrays offset common-area energy use, and EV charging serves 10% of parking spaces with infrastructure to expand to 30%. Vitras.ai produced the full design package in 30 days, compressing a process that typically takes six to nine months.
