The result: a compact, 10,000 sq ft data center co-located with an 11-acre solar array and 10-acre greenhouse, optimized to deliver a 16–21% IRR and a Power Usage Effectiveness (PUE) of 1.2. 

Using Vitras.ai, the team condensed feasibility studies, entitlement prep, and systems coordination into days rather than months, dramatically reducing predevelopment soft costs and accelerating project readiness. Intelligent generative modeling optimized equipment placement and site flow, while AI agents automatically flagged and resolved MEP and operational conflicts—minimizing rework and construction risk.
