Set in Atlanta’s dynamic hospitality market, the Scott Boulevard Hotel was envisioned as a high-yield, midscale asset designed to outperform its peers through advanced technology and targeted programming. Created by cove, a full-service AI-powered architecture firm, the project used cove’s proprietary AI system, Vitras.ai, to fuse AI in architecture with performance-driven hotel architecture, delivering a fast, flexible concept built for today’s business and leisure guests.Â
AI-powered simulations aligned the hotel’s room mix and public amenities with submarket demand in record time, pushing projected RevPAR to $130—15% above the midscale average. Early-stage coordination using AI eliminated costly overdesign and rework, lifting IRR from ~10% to ~16%. Energy-efficient systems, a high-performance façade, and water reuse strategies were modeled to reduce operational expenses by ~20%, while also improving the project’s ESG profile.Â
