In one of Atlanta’s most historic and rapidly evolving neighborhoods, a quiet revolution is underway. At 1247 Ralph David Abernathy Boulevard, a 15-townhome project is setting a new standard for how affordable housing can be delivered with speed, scale, and sensitivity to place.
Designed by Cove Architecture in collaboration with RPL Management, this project responds directly to Atlanta’s urgent need for equitable housing in BeltLine-adjacent neighborhoods. It blends architectural tradition with cutting-edge AI to unlock greater density, reduce cost, and accelerate delivery without sacrificing livability or neighborhood context.
For RPL Management, the goal was clear: increase density and keep costs within reach, all while respecting the character of the neighborhood.
As RPL Management Developer Lovnish Mahajan noted during an early meeting, "We look into a multi-family. We look into row houses. The proposition that came from another architect firm was only nine units…with the current market situation, with the construction cost going up—lumber, concrete, everything going up—the nine unit doesn't fit in the whole value proposition."

At the core of this development is a two-part AI-driven design process built by cove’s research and development team, refined over the last decade through $15 million.
The first layer is Vitras.ai, an intelligent system that can scan and interpret complex building codes, FEMA flood zones, and cost variables with 95%+ accuracy. What traditionally took weeks of manual coordination now happens in real-time, helping architects and developers avoid red tape while ensuring code compliance and design feasibility from day one.

It was this intelligence that allowed Cove Architecture to identify the potential for greater density, turning an initial concept of nine units into a feasible 15, possibly even 17.
As RPL Management Developer Rajesh Dhuri recalls, "We brought our concern to [Cove Architecture]. Within a matter of a few days actually, they came back and they said 'hey, we can develop 15 townhomes,” he joyfully explains. "Now that's an exciting project for us because it does bring a big value proposition based on the cost of construction and the cost of land. We are talking about the pricing and that particular market—we can bring affordability to the city of Atlanta in the West End."
This shift in density transformed the financial outlook of the project. As Mahajan elaborated, "When Cove Architecture came back with saying that, 'hey, we can do more density. We can fit the similar unit like, you know, similar set like 15, 1600 square feet approximately with the 17 unit'—it was no brainer. I mean, it just fits. It just fits automatically."

During a site visit, Lovnish reflected, "I mean, West End, Southwest, what is going around in the BeltLine is just… that project fits naturally in that price point, with that density, walking distance to the BeltLine. I mean, the community needs it. I mean, it’s a no brainer. There's nothing like this out there."
His sentiment echoed the broader vision for the project. "This neighborhood has always embraced innovation while honoring its roots," he said, pointing to the unique synergy of tradition and transformation.
Dhuri added, "The West End's legacy offers the perfect canvas for such technological breakthroughs."
